This is not 25 random websites. It is one interconnected machine with five ventures:

Venture 1

Muljat Group Commercial

The most data-armed CRE brokerage in Whatcom County. Every comp, tenant, landlord, and listing in your own databases — every BOV, pitch, and call starts from information nobody else has. The CRM ties it together.

Venture 2

Landmark

"Opening Doors | Building Wealth" — 20,000 units, six markets, by 2035. Runs on EOS, replaces AppFolio with its own software, trains its people in its own academies, finds its next doors with its own data. The acquirer, not the acquired.

Venture 3

FWD Development

Systematic multifamily acquisition in university towns; disciplined monitoring of the existing portfolio. Buy with data, hold with dashboards.

Venture 4

CREE

Thirty years of CRE knowledge becomes a paid membership business (CREEPRO.IO) fed by a media funnel (The Cap Rate). The venture that converts everything else into recurring revenue.

Personal & Community

The connecting thread: one repeatable playbook — static HTML on Vercel, GoDaddy DNS, password gates, Supabase when live data is needed — that ships a working tool in a day. The risk of that superpower is starting faster than you finish. This page exists to close that gap.

03The Calendar — dates that don't move

04The Accountability System

The July sprint is CREE Pro + CRM. Two finish lines, both within reach this month: upload the course bucket + flip Stripe live (one focused session), and drive the CRM data-purge with Robert to hit July 31. Everything else waits.
One in, one out. Before starting any new site, finish or consciously kill one Tier 1/Tier 2 item — and record the decision in the master doc.
Monthly review ritual (15 min). Ask Claude: "Review the Master Vision doc, check what's shipped, re-rank the board." Claude verifies live URLs, updates statuses, flags drift, and redeploys this page.
Done = money or motion. A tool isn't done when it deploys — it's done when it collects revenue, gets used weekly by the team, or feeds a decision. Judge every project by that bar.
Watch the database trap. The comps, tenants, landlords, inventory, and PM prospects are extraordinary assets — but their value is realized in outreach and deals, not more enrichment passes. Before adding a data source, ask: have we called the leads we already have?
